Three Bedroom Home in Boulder available from late December 2016 to July 2017

We are spending a sabbatical in Montreal in 2017 and looking for mature and responsible renters to rent our home on Boulder, Colorado. The house will be available from December 20, 2016 to July 2017.

The property is a fully furnished, sunny ranch-style house with 1,200 square feet of space on the ground floor. It has three bedrooms and one and a half bathrooms upstairs. There is hardwood floor and tile throughout the house and it has many updates.

There is a 1,200 square foot tiled basement with a three quarter bathroom, laundry room, and storage space, but the basement is not finished and not heated.

The bedrooms have dresser and large closets. Two of the bedrooms have queen size beds; the third bedroom has a crib/toddler bed, but could be furnished with a queen size futon or a desk. Linens are available upon request.

One of the bedrooms has an en suite half bathroom. The main bathroom has a tub/shower and its own heating.

The fully equipped kitchen has a gas stove, dishwasher, microwave, and all housewares necessary for preparing meals.

The living room has a flat screen television, dvd player, and hook ups for a computer to be able to watch online content on the television.

The property features a large backyard with two storage sheds.

The house would be ideal for a family with young children as toys and baby equipment are available for use by the renters (high chair, crib, changing table, stroller, bouncer, kiddie pool, etc.). Most of the furniture has been anchored and many of the cabinets and drawers have locks. The door to the basement closes automatically and cannot be opened by small children.

The house is well situated in quiet and friendly neighborhood in South Boulder. It is within a few blocks of the NIST trailhead and Bear Creek path. It is within a 10-12 minute walk to Martin Park and Table Mesa shopping center (which has a grocery store, restaurants, bank, liquor store, etc.). It is a 20 minute walk to CU law school and Basemar shopping center. It is two blocks away from public transportation to Denver, DIA, downtown Boulder, and CU campus. It is a five minute drive or less to highway 36.

Rent includes utilities (high speed wireless internet, basic cable, water, gas, electricity, and trash). The house is cooled by an evaporative cooler. A discount is available for renters willing to take care of our cat Lucy while we are gone.

No smoking in the house. Small pets negotiable with interview (and pet deposit).
